Fraud and Forgery - Unfortunately, real estate is ripe with fraud and forgeries, and if you don’t investigate sellers and a property’s title, someone else could make off with your hard earned cash.

Long Lost Heirs - Someone else may have a rightful claim to the property or the seller may not actually be the true owner because of discrepancies with an official will. If you don’t investigate the title chain because you’re rushing through a sale, you may not be able to unravel a complex ownership history prior to closing.

Public Records Errors - Errors in the public record can lead to costly legal fees to fix, so it’s best they are discovered during the due diligence stage. Again, if you’re only performing a surface-level review of the public records because you’re rushing to close quickly, the cost to address these issues may end up falling on you.
